The aim of the PropTech program is to create and lead the best ecosystem (of partners, mentors and companies) for sourcing, challenging and developing innovative projects offering digital and technical solutions for PropTech and ConTech. The sectors concerned are real estate and construction.

What are PropTech and ConTech?

PropTech - the real estate industry's solution

PropTech represents an in-depth approach to completely transforming the real estate industry's value chain. The term is a fusion of the English words "Property" and "Technology", referring to the range of emerging and established start-ups that are using modern technologies to reinvent real estate functions and alleviate their challenges.

This means harnessing digital and other technologies to optimize products and services related to real estate as a whole. This transformation affects various sectors such as real estate sales, purchases and transactions, offering innovative solutions thanks to digital platforms and tools.

These French start-ups have joined forces under the name of French Proptech. This initiative aims to pool their resources, stimulate innovation and encourage collaboration between real estate players and companies.

Business sectors: real estate transactions, rental management, project development, real estate promotion, tour organization, property management, intermediation between property managers and service providers...

ConTech - The solution for construction professionals

The term "ConTech" is a fusion of  "Construction" and "Technology", describing a field of activity that combines construction and technological advances. While various sectors, such as SleepTech, PetTech and FinTech, benefit from new technologies, the construction sector has long lagged behind in this evolution. However, in recent times, new technologies have been integrated into the service of the construction sector to develop innovative solutions.  

Sectors of activity : 

  • Preparation of the various initiation phases of a construction project.
  • Estimating expenses.
  • Drawing up estimates and managing invoicing.
  • Carrying out construction phases using collaborative tools that enable all parties involved in a project to share their progress in real time.

Although the PropTech and ConTech fields are connected by the sectors they influence, they differ in their essence: PropTech focuses on the real estate sector, while ConTech is associated with the construction industry.
The PropTech & ConTech startup ecosystem brings together companies using technology to disrupt and improve the way we buy, rent, sell, design, build and manage properties.
EuraTechnologies' PropTech & ConTech program therefore seeks to source and support projects that offer solutions for the entire real estate value chain and for the development of the Smart City.

As a result, EuraTechnologies' PropTech & ConTech program aims to source and support projects that offer solutions for the entire value chain of a real estate project and for the development of the Smart City.

  1. Financing and investing: The beginning of any real estate project, site selection, the investment and financing phase.
  2. Designing and building: Building design, construction and delivery.
  3. Market and transaction: Building marketing
  4. Managing and operating: Building management as operator, property manager facility manager asset manager.
  5. Living and working: New technologies or services (access control, air quality monitoring, community management solutions... ) impacting the end-user experience in buildings.
  6. Living and Travelling in the Smart City: A smart city is a city that uses digital technologies and solutions, put at the service of citizens to offer or improve the quality of urban services, reduce their costs, and make the city more human and sustainable.

The 2 levels of maturity of startups in the PropTech & ConTech program

Average 

They already have their MVP, which needs to be framed, clarified and challenged by the business in order to test it on the market; they are looking for pre-creation financing to scale up their product or service, finance a patent, a specific functionality or the very first post-creation financing with the aim of multiplying or improving prototypes, financing the HR part or the digital part.

High

They already have their MMP: a mature value proposition, and are looking to acquire their first major accounts, test on a larger scale, increase sales and, above all, obtain the first financing (BPI, loans) and then be supported in raising the funds.

As a result, the program's key actions focus on 4 areas of support:

1. Structuring and boosting the project/value proposition

Support is provided via 121 on average every 15 days. Startups book a 45-minute meeting via Calendly, depending on their needs.
Alternatively, they can be put in touch with a mentor, expert or alumni who can give them their point of view. 

2. Access business opportunities = increase opportunities for POCs, tests, feedback or expert advice. Exchanges with business also aim to: discover the ecosystem in which startups will operate, confront real challenges, understand the ecosystem context. To this end, the PropTech vertical organizes

  • Meetings and visits to innovative projects, work sites, exchanges with inspiring people, discovery of Proptech fields
  • Project pitches to Proptech players, professional experts, financiers, etc.
  • Participation in cross-fertilization activities: with students/company representatives/startups, such as: speed dating sessions, innovation days, reverse pitching...

3. Access to financing: subsidies, support for BP, exchanges with financiers...

As part of our PropTech and ConTech program, we offer a number of visits and workshops designed to deepen your understanding of the crucial issues in these fields. These activities offer a unique opportunity to explore technological innovations and best practices in sustainable construction and property management. Participants will have the opportunity to interact directly with experts, discover pioneering projects in the field, and learn about cutting-edge solutions developed by startups and industry leaders. Each visit and workshop is carefully planned to provide valuable and practical insights, promoting a better understanding of the challenges and opportunities associated with PropTech and ConTech. For example:

  • Waste recycling at Baudelet with engineering firm BE GREEN - Remi Level. The aim was to understand the challenges of the circular economy, with startups 2BriqueenBrique, Wetri,SwoopEnergie and Solioti presenting their solutions.
  • Visit to the Energiesprong building site in Hem with Pascal Vandenbussche from Vilogia to understand the challenges of off-site Net Zero rehabilitation.
  • Tour of the Urbawood building with Anthony Ponthieux from Nacarat to learn about the challenges of building with a timber structure.
  • Discover the Citadelle de Savoir Faire with Antoine Motte. The aim is to visit a neighborhood under construction using 3D concrete printing.
  • Exploration of La Maillerie with Mathilde Seuris from Nhood's Property Development team. This is an opportunity to understand the prefiguration phase of an urban project, with the phasing of a building site and the creation of an urban farm on the rooftop of a building.
  • Visit to the Wave building - Vinci Energies with Eugenie Guilpain and Frédéric Thouot from Smart Building Energies.
  • Excursion to the Quai 22 site in Saint-André-lez-Lille with Laure Ducoulombier from Bouygues Construction. The aim was to understand the challenges of construction 4.0 and see the applications of technologies in situ.
  • Visit to Passivhouse homes on rue de Justice, with Vilogia represented by Bruno Belpeer and Charles Madelaine. The tour provided an insight into Passivhouse construction, the technical aspects involved and the challenges of supporting tenants in this type of building.

Participate in strategic events

Joining our program also gives you the opportunity to take part in specific PropTech and ConTech events. Here are just a few examples of what we've been up to with the program in recent months :

1. PropTech Day enabled us to :

  • Open up the Proptech incubator to landlords, developers, investors and institutional contacts to discover the variety and quality of projects.
  • Create synergies, meet and exchange with business and academia players.
  • Sourcing new incubatees and acceleratees.
  • Welcoming and "pampering" incubator partners - giving them the opportunity to exchange ideas with the new promotion, and see the developments of startups from previous promotions,
  • Attract new partners to our network, enabling them to "take a look around", discover and exchange ideas, with a view to developing new partnerships and expanding our community of mentors.

2. The PropTech Afterwork was an opportunity to understand PropTech/ConTech challenges and trends in France and Europe with: 

  • A roundtable discussion with Laurent Parra - Managing Director of BTP CFA Hauts-de-France - École des métiers BTP and Zoubeir Lafhaj - Chairman of the Construction 4.0 Chair at École Centrale.
  • A lecture by Dirk Paelinck - Chairman of European Proptech Association, Eu Proptech House, Investor and CEO Interoffices/Workero

  • Get to know future customers and partners, and compare ideas and projects with market reality.
  • Visit and discussions with the agency's architects.
  • Pitch evening with real estate developers and architects: Keep My Bike, Smart Builders, Solioti, Erasmus Place, Swoop Energy, Unéole, Valoops, HelpUs, Heliore, Gare Ta Becane, Fogo, Bioteos, Bimcubes, 2BriqueEnBrique.

  • Pitch of the 10 ConTech startups to some 40 companies from the region.
